A leading Canadian real estate investment fund manager is seeking a Senior Accountant to join their accomplished Accounting team in Toronto. What you'll do:

  • Maintain accurate accounting records and project costs for a portfolio of development and stabilised assets by setting up job cost budgets, revising them as needed, and ensuring all contracts and purchase orders are properly managed.
  • Prepare detailed journal entries for financial transactions such as land acquisitions, development costs, accruals, and ensure all related activities are tracked and analysed thoroughly.
  • Perform monthly reconciliations of project-related accounts including bank accounts, loans, and general ledger accounts to guarantee accuracy and compliance.
  • Manage the construction draw process by preparing comprehensive draw packages and collaborating closely with development teams, cost consultants, lenders, and other stakeholders.
  • Respond promptly to inquiries regarding cash flow management and projections while providing timely updates on financial status to relevant parties.
  • Drive the month-end and quarter-end close processes for both development and stabilised assets to ensure timely completion of all required tasks.
  • Work collaboratively with development partners and general contractors to review change orders or adjustments to cost estimates while securing proper approvals and documentation.
  • Prepare weekly cash flow analyses for ongoing projects including liquidity reporting, reforecasting needs, budgeting requirements, and business planning support.
  • Adhere strictly to compliance procedures and internal controls while actively supporting process improvement initiatives within the finance function.
  • Provide essential support during statutory audits as well as direct and indirect tax return preparation; respond effectively to governmental audit inquiries as required.

What you bring:

  • At least two years’ experience overseeing accounting functions for a real estate development portfolio with demonstrated ability to manage multiple concurrent projects.
  • Comprehensive understanding of accounting principles as they apply specifically to real estate development and asset management environments.
  • Proficiency with financial software systems; experience with Yardi Voyager is highly desirable but not mandatory.
  • High level of compliance knowledge regarding HST returns coupled with familiarity with Limited Partnership structures within Canadian real estate context.
  • A university degree in Accounting or Finance from a recognised Canadian institution is required; progress towards or completion of Chartered Professional Accountant designation is strongly preferred.
  • Exceptional analytical skills combined with keen attention to detail enabling you to meet strict deadlines without compromising quality or accuracy.
  • Demonstrated ability to communicate effectively with internal teams (Accounting/Development/Asset Management) as well as external partners (Cost Consultants/Lenders/Contractors).
  • Experience supporting statutory audits along with direct/indirect tax return preparation; ability to respond confidently to government audit inquiries when necessary.
  • Track record of adhering rigorously to compliance procedures while contributing positively towards process re-engineering initiatives within finance functions.
